MünchenerHyp commenced its business activities in the United States in December 2003 with the signing of an Cooperation Agreement with Carr Realty Advisors, LLC.
The Bank’s lending strategy in the States is to provide commercial real estate loans as a member of a financial institution syndicate and direct loans to institutional quality overseas funds investing in the U.S..
MünchenerHyp will consider commercial real estate loans with the following general characteristics:
- 50 million USD maximum
- Loan terms up to ten (10) years
- Fixed or floating interest rates
- Up to 75% loan-to-value
Creditworthy and experienced investors and a secure contractual cash flow with viable exit strategies are prerequisites.
The primary focus of MünchenerHyp’s U.S. commercial real estate lending initiative is on office, retail and industrial properties located within the greater metropolitan areas of 24 hour cities across the country.
